What I do for Team Lyon

Vaness Rios Y Valles As Associate Broker with the Neil Lyon Team my time is split between the work I do in the office and time “in the field” assisting buyers, showing our listed properties and taking care of the dozens and dozens of tasks related to our transactions. While in the office my job consists of many tasks. I help coordinate the showing of the properties we are marketing and provide feedback to our sellers so they are current on all activities occurring on their properties. I assist in keeping our various databases current so that we can accurately track showing activity and identify specific reoccurring objections or feedback which helps us more effectively market our listings and communicate with our sellers.

I help manage the important dates and milestones in each purchase contract so that all key activities and deadlines are addressed in a timely fashion. I will also occasionally draft listing agreements and purchase contracts and manage our “document flow” to ensure that each contract is properly constructed and executed by all parties. When brochures are created for our new listings, I will often write the accompanying text. I also spend a large part of my office time at my computer doing research in our Multiple Listing Service (MLS). I gather data to assist our clients and us in the pricing of newly listed properties. When working with buyers, I research properties to be viewed and schedule the showing of available properties based on the criteria developed with our buyers. I also compile statistical information we use in our newsletters and with our clients to help them better understand the dynamics of our market.

While “in the field” I do many varied and interesting things. A key part of our team’s marketing strategy is having one of us present at every showing of our listings. (We use lockboxes on very rare occasion, if the circumstances warrant it). If Neil is unavailable for a showing, I am almost always the one next in line to handle it. During the due diligence process of the purchase contract I am typically the team member who coordinates with inspectors, appraisers, contractors and other experts, allowing access to the property and promptly relaying feedback to our team and our buyer and/or seller. I also work directly with our buyers to help them as they go through the process of searching and acquiring property. Additionally, I conduct open houses of our listed properties so that other Realtors can preview our listings during weekly MLS tours.

In summary, my job is assist Neil and the team to complete any and all tasks for the benefit of our buyers and sellers. Ensuring that our customers and clients receive excellent service and have a seamless and positive experience in their transaction is a key priority for me personally, and for the Neil Lyon Team.
