What I do for Team Lyon

Vaness Rios Y Valles My position is Marketing and Operations Manager. You can find me most of the time right here in Neil Lyon’s office at 326 Grant Avenue, handling the hundreds of details related to our transactions, answering the many questions our buyers, sellers, lenders and title officers have and handling the many requests to show our listed homes and building sites. Handling showing requests is one of my most important functions as we make sure that every potential buyer and Realtor who requests a showing gets prompt attention. The Neil Lyon Team policy is to never miss a showing request and if Neil and/or Matt are not available, I will personally handle the showing, as I am also a licensed and fully trained broker.

I also follow up with every broker who shows our listings and I get this feedback to our sellers, either by email or a telephone call, based on our seller’s preference. Keeping the lines of communication open is a very important goal here. We want to make sure our buyers and sellers are always up to date on any activity that they are involved in.

Some tasks that take me out of my cozy office setting may be: assisting our professional photographer with taking pictures of our listed properties, taking notes of newly listed properties to aid me in composing advertising copy, or, if a property is served by a well, visiting the State Engineer’s office to get documentation related to that well. Additionally, I coordinate with various cleaning staff, repair and service companies or home stagers and often times meet them at our listed properties, to provide access and supervision while they work. When I am out of the office I can always be reached on my cell phone at 505-231-3708.

But most of the time I can be found right here in the office, perhaps designing an individual website for a listed property, creating brochures, or making sure our properties are advertised in various publications and have prominent placements on all of our websites. There are also many administrative tasks I perform as we place properties under contract, either with our buyers or sellers: I make sure each contract is properly executed. I generate a summary of the important contract deadlines and I even provide helpful information when the time finally comes to move the various utility accounts into the name of the buyer just prior to a transaction closing. There are many, many other things that I do, as my job is quite varied, which is what makes it so interesting. However, the bottom line is that I will always be doing my part in helping to make the process of buyer or selling a home a smooth and enjoyable experience for our customers.
